A diagnostic-led growth strategy for Svicom's residential business, turning fragmented operations into a governed, human-in-the-loop AI workflow.

Presentation cover for the Svicom residential management digital transformation project.
Role

Core team member · Strategy research and solution development

Context

Digital Business Lab, Team 10 · Politecnico di Milano

Methods

PEST · Porter's 5 Forces · SWOT · Business Case · AI Governance · A/B Testing

The challenge

Svicom needed to grow a premium but low-scale residential unit without adding another disconnected tool, compromising transparency, or exceeding an organic-growth investment model.

The approach

  1. Mapped the portfolio with BCG logic, then combined PEST, Porter's Five Forces, resource-based analysis and a Five Core Test to isolate the strategic constraints.
  2. Translated the diagnosis into three comparable alternatives and evaluated them against direct ROI, fragmentation reduction and transparency preservation.
  3. Designed an ISO 9001-aligned human-in-the-loop architecture, an A/B pilot roadmap and resident-facing workflow concepts.

Outcome

The selected alternative uses bounded AI to structure resident requests while keeping every response and financial decision under human control. The model preserves Svicom's premium service logic and creates a path to group-wide scale.
